Very nice if you can afford a new build, Been retrofitting my 1930's build with it's solid brick walls for the last 20 years to be much more energy efficient, only just starting to see the benefits now. Ironically we don't seem to be getting the long cold winters that I remember as a kid.

Toddy, I personally believe your route is probably the best, you can get far more property for your money with far more space and useful bits with older properties, bigger rooms, more cupboards, larger convertible lofts, useable chimneys often good out buildings and cellars and gardens of useful size.
